Property DNA™

What it shows: the property's full life story — construction timeline, major events, renovations, and the important records attached to each one.

How to read it: each entry is a dated record. Green markers are documented, permitted work. Red markers are risk signals: incidents, violations, or changes visible in photos with no matching permit.

How to use it:

  • Before buying — confirm the seller's claimed upgrades actually exist on file.
  • Before selling — find the permits that prove your improvements and price accordingly.
  • During inspections — hand your inspector the permit gaps to focus on.
  • For investment research — read rehab history to estimate what is left to spend.

Ownership Intelligence™

What it shows: current ownership, previous owners, the dates of each transfer, and possible entity connections such as LLCs and trusts.

How to use it:

  • Verify sellers — confirm the person negotiating actually holds title.
  • Research investment opportunities — quick entity purchases and short hold periods often signal a flip.
  • Understand history — probate and estate transfers explain deferred maintenance more honestly than any listing remark.

Risk analysis & the Property Health Score™

The Property Health Score™ compresses permits, incidents, violations, and system ages into a single 0–100 number. Higher is better.

90 – 100Excellent condition indicators

Permits are complete and current, no open violations, major systems recently replaced.

70 – 89Generally healthy, items to review

A healthy record with one or two aging systems or a minor documentation gap.

50 – 69Moderate concerns requiring investigation

Meaningful gaps: unpermitted work, deferred maintenance, or an incident with no follow-up record.

Below 50Higher risk, additional research needed

Multiple risk signals stacked. Bring a specialist inspector before you commit.
